Buying a home in the Florida Keys is a little different than buying almost anywhere else. After years of helping buyers throughout the Keys, I’ve learned that knowing what to expect before you start can make the entire process much easier and sometimes save you from an expensive surprise.

 

Here are 10 things I wish every buyer knew before buying in the Florida Keys:

 

  1. Not all waterfront is created equal.
    A beautiful canal doesn't necessarily mean easy boating access. Depth, bridges, canal width and proximity to the Bay or Ocean can make a big difference.

 

  1. Insurance matters.
    Windstorm, flood and homeowners insurance should be considered early in your search, not after you've fallen in love with a property.

 

  1. Flood zones are important.
    Two homes in the same neighborhood can have very different elevations and insurance considerations. Understanding the property's flood zone and elevation certificate is an important part of your due diligence.

 

  1. Permits matter in the Keys.
    Before purchasing, it's important to understand whether additions, enclosures, docks and other improvements were properly permitted.

 

  1. A home inspection is worth every penny.
    Salt air, humidity and our tropical environment can be tough on homes. A good inspector who understands Florida Keys properties is invaluable.

 

  1. Boaters need to look beyond the dock.
    Dock length, water depth, boat lifts, bridge clearance and access to open water all matter. If boating is important to you, these details should be considered from the very beginning of your search.

 

  1. Location can change your lifestyle.
    Key Largo, Tavernier, Islamorada, Marathon and the Lower Keys each have their own personality. Finding the right area is just as important as finding the right house.

 

  1. Don't judge a property by the house alone.
    In the Keys, the lot, waterfront, boating access, elevation and location can sometimes be just as valuable as the structure itself.

 

  1. Local knowledge makes a difference.
    The Florida Keys have unique building regulations, environmental considerations, insurance issues and permitting requirements. Understanding these things before purchasing can help prevent unnecessary surprises later.

 

  1. Remember why you're buying here.
    It's easy to get caught up in inspections, insurance, negotiations and paperwork. But at the end of the day, you're buying into the Florida Keys lifestyle—sunsets, boating, fishing, diving and a community unlike anywhere else.

 

The goal isn't simply to find a house that looks good on the day you see it. It's to find a property that fits the way you want to live here and that you'll still feel good about long after the keys are in your hand. A little knowledge and preparation at the beginning can go a long way toward making that happen.
