The First 30 Days on the Market: Why They Matter
When you put your home on the market, the first 30 days are some of the most important. This is when your listing is fresh, buyers are paying attention, and you have the best opportunity to create interest and momentum.
That doesn't mean every home should sell within 30 days, especially in a unique market like the Florida Keys. But what happens during those first few weeks can tell us a lot.
Your Listing Is Brand New
When a property first hits the market, buyers who have been actively searching will usually see it right away. Their agents receive notifications, buyers see it online, and everyone who has been waiting for that type of property suddenly has something new to consider.
You only get to be the "new listing" once, which is why it's so important to make a strong first impression.
Pricing Matters From Day One
One of the biggest factors during the first 30 days is price. Buyers today have access to recent sales, competing listings and market information. If a home is priced too high, they may decide not to see it at all.
Starting at a realistic price doesn't mean giving your home away. It means positioning it where buyers recognize the value and are encouraged to take a closer look.
Presentation Makes a Difference
The first impression often happens online before a buyer ever walks through the door. Professional photography, a clean and well-prepared home, an accurate description and strong marketing can make a tremendous difference.
You want buyers scrolling through listings to stop when they get to yours—not keep scrolling.
Pay Attention to the Feedback
The first few weeks give us valuable information. Are buyers scheduling showings? Are they coming back for second visits? What are agents saying after showings? Are similar properties receiving offers?
If you're getting plenty of showings but no offers, the market may be telling you something about price or condition. If you're getting very little activity, that's important information too.
Don't Ignore What the Market Is Telling You
Sometimes sellers want to wait a few months before making any adjustments. The problem is that by then, the listing may have lost some of its initial momentum.
Real estate isn't about reacting to every single showing or comment, but it is about recognizing patterns and making thoughtful adjustments when necessary.

The goal isn't simply to get your home listed. It's to put it on the market prepared, properly priced and ready to make the strongest impression possible.
Every property and every market are different, but those first 30 days provide an important window into how buyers are responding. Paying attention early gives you the opportunity to make good decisions—and ultimately puts you in a better position for a successful sale.
