Owning a home in the Florida Keys is a dream for many people. Beautiful water, incredible sunsets, boating, fishing and our laid-back lifestyle make this a very special place to live. But the purchase price is only part of the cost of owning a home here.

 

Understanding some of the less obvious expenses before you buy can help you budget realistically and avoid surprises later.

Insurance

Insurance is one of the first expenses buyers should investigate. Depending on the property, you may need homeowners, windstorm and flood insurance. The home's age, roof, elevation, construction and wind-mitigation features can all affect the cost. I always recommend getting insurance quotes early in the buying process.

Salt Air and Maintenance

We love being surrounded by the ocean, but salt air is tough on just about everything! Air-conditioning equipment, outdoor appliances, railings, windows, doors and anything metal may require more maintenance or replacement than you're accustomed to elsewhere.

Waterfront Expenses

If you're buying waterfront, remember you're maintaining more than the house. Seawalls, docks, pilings, boat lifts and waterfront electrical systems all require attention. They're part of what makes Keys living so enjoyable, but repairs and replacement can be expensive.

Hurricane Preparation

Hurricane season is simply part of living in the Florida Keys. Maintaining impact windows, shutters, generators and other storm-protection features should be included in your long-term budget. There can also be expenses involved in preparing your property before a storm.

Utilities and Everyday Expenses

Electricity, particularly during our warmer months, can be a significant expense. Depending on the property, you may also have pool service, landscaping, pest control and HOA or condominium fees.

Our tropical landscaping grows quickly, and the combination of sun, heat and salt means exterior maintenance tends to be an ongoing project.

Older Homes May Need Extra Attention

The Keys have everything from charming older homes to brand-new construction. With an older property, pay particular attention to the roof, plumbing, electrical system, air conditioning, elevation and previous improvements. A thorough inspection can help identify what may need attention now and what you should plan for later.

Look at the Whole Picture

Owning a home in the Florida Keys can be an incredible experience, but it's important to understand the true cost before you buy. Insurance, maintenance, utilities and waterfront expenses should all be considered along with your mortgage and purchase price.

 

Being prepared doesn't take anything away from the dream. It simply helps you choose a property that fits both the lifestyle you want and the budget you're comfortable with—so you can spend more time enjoying everything that brought you to the Keys in the first place.
